Bay Marine Completes Fire Restoration and Reopens its Waukegan Facility

In only five months, Krusinski Construction Company (Krusinski) successfully completed a $5 million (approx.), 49,000 square-foot fire restoration project for Bay Marine at their facility at 3 East Madison Street in Waukegan, Illinois.

In February 2022, Bay Marine suffered a four-alarm fire at their boat storage facility in Waukegan Harbor & Marina. At least 33 fire units and approximately 100 firefighters from multiple counties, including Lake, McHenry and Kenosha counties, responded to battle the six-hour blaze, which resulted in extensive fire, smoke and water damage. Despite the weather conditions, fortunately, no injuries or deaths were reported.

The fire also damaged more than 50 vessels, which resulted in approximately $40 million worth of damages.




To quickly get the facility back in operation and ensure storage availability for its clients, Bay Marine needed to complete this restoration within a few months, before the end of the boating season. Two weeks after the fire, Krusinski engaged this project, assessed the fire damage and developed a strategy to meet the tight deadline.

Restoration of the 40,000 square-foot boat storage facility includes the replacement of all of the roof, wall and boat access door insulation system that increases the R-value of the structure. In addition to reworking the existing sprinkler system, high bay LED lights, unit heaters and 10 destratification fans were replaced with four, 24-foot, high-velocity low speed fans to improve the air circulation. A new mezzanine was installed in the parts storage area and epoxy coating was applied to the storage facility and maintenance shop floors.

The 9,000 square-foot renovated office space includes a reception area, customer lobby, conference room, private offices, break room, ADA compliant bathrooms, server room and new finishes, millwork, countertops and flooring.




As work progressed, Krusinki’s quality team discovered pre-existing structural deficiencies. The team worked closely with outside structural consultants to develop a solution which included additional anchors and support for the masonry walls and piers, assuring they were adequately secured to existing structural members.

“After a detailed engineering analysis and review, it was determined that most of the warehouse structure survived the fire and that it could be restored. Krusinski Construction did an exceptional job managing the clean-up, remediation and reconstruction of the facility,” said Matt Felhofer, owner of Bay Marine.

Despite the aggressive schedule and unforeseen challenges, the team leveraged timely and effective collaboration with all stakeholders to successfully deliver this quality fire restoration project safely and on time to meet Bay Marine’s and its client’s needs.




The fire restoration for the office and boat storage areas were completed before Memorial Day. Bay Marine had a soft opening on September 1, 2022 and made its facility and services available to its clients. Bay Marine welcomed the new year by officially announcing its reopening on December 30, 2022.
